HOW TO BUY A HOME IN SPRING!

VIDEO SCRIPT

If you're thinking about making a move this spring, now is the time to start doing your homework to make your idea of a new home, a reality.

I’m <Insert Name>, a Realtor in the DFW area with Berkshire Hathaway HomeServices PenFed Realty Texas and I have been helping people buy and sell homes for over <insert years> years.

New Agents try altering this part to say:  I’m <Insert Name>, a Realtor in the DFW area with Berkshire Hathaway HomeServices PenFed Realty Texas and my passion is helping my clients in all their real estate needs.

I can't believe that Spring is just around the corner and if you want to make a move during the spring selling season, there are a few steps you should be taking now.

The first crucial step is to speak with a lender to make sure we are house hunting in the right price point for you.  You’ll also want to talk to your lender about the down payment you will need and any additional closing costs you can expect at the closing table.  By working with me and obtaining a mortgage thru PenFed Credit Union, I can get you half a percent of your loan amount to apply towards your closing costs.  Also, I can ensure you don’t pay an origination fee, typically another 1% of your loan amount.  Most of my clients save over $5000 that they would normally have to bring to their closing.  Most importantly, PenFed offers the most competitive rates I’ve seen and they close on time to make sure you have a smooth transition.

If you're planning to use the equity from your current home as your downpayment, we need to talk now about the plan to put your house on the market.  Please give me a call before you do any new updates to your home. Many times sellers spend money on the wrong things before gaining the advice an experienced agent can provide.  I would rather see your home in as-is condition and then we will work together to determine what, if any updates need to be made to get you top dollar for your house as quickly as possible.

If you are thinking about buying in the coming months, I want to understand exactly what you are looking for in your next home.  I will get you set up with a direct feed from the MLS so you know about homes that match your criteria the moment they hit the market.  Plus, once I understand your criteria, I'll know when something off Market comes up that meets your needs and we can go check it out before it goes on the open market.

I’m <Insert Name>, and If you have any questions about getting ready to buy or sell this Spring, please give me a call and we will get started together.  I look forward to hearing from you.
