Hey everyone, it’s [JOE AGENT] with Berkshire Hathaway HomeServices PenFed Realty Texas & I wanted to bring you a quick video on a common topic that comes up in North Texas real estate, HOAs.

Home Owners Associations are extremely common in many of our neighborhoods around the DFW Metroplex & I wanted to share with you just a couple of pros & cons associated with HOAs to help aide you in making your next home buying decision.

So, to start, please note that HOAs can vary widely, but these items hit on a vast majority of them in our general area.

Now, the biggest pro of an HOA is usually that with it comes some form of community amenities. These often include things such as a community pools, parks, trails, playgrounds, ponds and other common areas. These are items managed & maintained by the Home Owners Association, & should be kept in clean, working condition for the enjoyment of its residents.

Of course, there is an added cost for residents to benefit from these facilities & enhancements which some people consider a con. Most often, the HOA fees are mandatory & paid on a monthly, quarterly, or annual basis. The cost of the HOA fees fluctuates widely based on the amenities available.

Another pro, in some communities, is the inclusion of front yard maintenance by the HOA. Home Owners Associations often take pride in a uniform, well-maintained image to their community & by hiring crews to handle the upkeep of front yard lawns & landscaping, they are able to ensure the community is always looking its best.

The flip-side of that coin, is the limitation of exterior enhancements. HOAs can restrict things like lawn grass-type, landscaping, structural additions & other items that may not fit into what they consider the community’s image. This can also extend to things like having cars parked in the street or keeping trailers, boats or RV’s in your driveway for an extended period of time.

HOAs are only one facet of what it means to buy a home in North Texas. If you are looking for a home & whether or not having an HOA is important to you, give me a call & I can set up a custom search for you to only show you homes that fit your dream criteria and I can also let you know about the perks of a community you are interested in and share with you more details on how that specific HOA operates.
