Hey everyone, [JOE AGENT] with Berkshire Hathaway HomeServices PenFed Realty Texas & we are in the middle of the hot selling season. If you’re thinking of selling or know someone who is, I have put together a few tips to help you prepare your home for sale this season. If you find the information in this video helpful, remember to like, share & comment to let us know what you think.

First things first, de-clutter your house! We’re all guilty of it to some degree, we all have too. Much. Stuff. If potential buyers can’t see past all your things & envision their furniture & belongings in the home it can be a real negative. So, remove any furniture that doesn’t add to defining a space & take down any eclectic or personal decorations including family photos, trophys, etc that may take focus away from your house.

The second tip is to clean, clean, clean! Buyers will look EVERYWHERE so make sure you do a deep clean of your entire house, inside & out. Don’t miss overlooked things like vents & baseboards, tidy up your landscaping & even arrange closets to draw attention to their storage potential.

The final tip is to repair any neglected items BEFORE listing your home for sale. Fix any cosmetic items such as walls that need patching, trim that needs touch up paint, or broken hardware that needs to be replaced. Walk-through your house & fix any surface items that would come up in a home inspection as these are things that will be brought up during the contract period anyway. The idea is to alleviate any possible worries buyers may have before even considering to put an offer on your house.

These are only a few tips to get you thinking about preparing your property for sale. If you are considering selling, give me a call & we will discuss your unique situation & the next steps to achieving optimal results. This is [JOE AGENT] with Berkshire Hathaway HomeServices PenFed Realty Texas & as always, have a great day!
