Hey everybody, its [JOE AGENT] with Berkshire Hathaway HomeServices PenFed Realty Texas. It is a new year & soon we will start getting a feel for how 2021 home values are
going to trend. In preparation for these new values, I wanted to take a minute & shed
some light on different factors that go into supporting home values.
The market dictates the general range of any given home in any given area. Based on
recent comparable sales of homes in the same area who are similar in the categories
of square footage, bed & bath count, year built & garage count, a general value can be
obtained very quickly. Then, it is the job of a knowledgeable real estate agent to alter
the value based on the unique finishes, upgrades & renovations of each home.
Things like flooring, appliances, lot characteristics & more are all important in dialing in
on an accurate, market appropriate home value. If the value settled on is in-line with the
real estate market, the home will sell & values will be driven either up or down according
to current sales trends.
