Hey friends, [JOE AGENT] here with Berkshire Hathaway HomeServices PenFed Realty Texas. Often, one of the most overlooked aspects of getting your home "show-ready" is the exterior. Everyone asks me about decluttering, repainting and staging. But no one asks me about what they should do on the outside! Often, my clients will mow their yard and plant some flowers, but here are 3 ways to take your home's curb appeal to the next level and shine from the street not only when selling, but every day of the year.


Number 1: Focus on your lighting


Lighting is the most overlooked aspect of your home's curb appeal, and accent lighting is important not only inside the house, but outside as well. This form of lighting is designed to draw the viewer's eye to the best aspects of your home, such as a beautiful walkway leading to the front door or a well-manicured flower bed. Also, make sure that all your lights are not only functioning, but also are in good condition. A light fixture with cracked glass is an immediate project for a new buyer, and this can even leave an impression on the viewer that the inside may not be as nice as it seems. However, If you're planning to sell, consider repairing any damaged lights before outright replacing all the lights outside, as you may not see a return on that investment in the sales price. But upgrading your lighting can make the exterior of your home shine brighter than before.


Number 2: Check your roof


Whether it needs a shingle replaced or a wash, the roof is another neglected aspect of your home's curb appeal. Unlike most accent lighting, your roof plays a vital role in the overall quality and safety of your home. Your roof may not need to be completely replaced, but a few tweaks here and there can improve not only the beauty, but also the functionality of your home. Check for sagging gutters, damaged flashing, plant growth and any sagging of the roof. And number 3: Edge the lawn


Even a small project like edging your lawn can dramatically improve the look and feel of your home. Think of it like your work desk. If it's cluttered and unorganized, you feel that in your work. After you clean it, you can feel that sense of relief and tidiness reverberate throughout the space. The same goes for your lawn! A clean and tidy lawn with defined edges makes the front of your home, and consequently the inside of your home, feel all the more put-together and tidy.
