[JOE AGENT] here with Berkshire Hathaway HomeServices PenFed Realty Texas & I wanted to give you a quick reminder to consider protesting your property tax value. Although the process is a bit different this year than normal, the deadline is the same and quickly approaching in most counties.
Each year, the county sends every homeowner their proposed value of the property. If you disagree with the amount, you are able to formally protest and present your case to lower the value thus lowering your property tax bill.
I always encourage my clients, friends, and family to stay on top of this each year as small reductions annually can really add up over the years.
Issuing a property value for your home includes a couple of different assumptions by the County Tax Assessor. First, using “comparable” recently sold properties in your neighborhood or area, they arrive at a general price range for your home. Then, narrowing down things like square footage & year built, the county adjusts the price to reach your new, annual value. They do this without ever stepping foot on your property or inside your home and there's only so close an algorithm can get to accurately valuing a house.
When protesting your taxes consider referring to the finish-out, noting any out-of-date or damaged items & gathering more accurate comparable house sales to present to the County.

The deadline is 30 days past the mailed date on your notice of appraised value and that varies based on where you live. The deadline for Denton County is May 29th, Tarrant County is June 1, Dallas & Collin County's deadline is June 15.
