Hey friends, [JOE AGENT] here with Berkshire Hathaway HomeServices PenFed Realty Texas. If you're preparing to sell your home, you're most likely completing a few basic tasks around the house. You will be decluttering, fertilizing your lawn, fixing marks in the drywall and doing other small tasks. After you have completed those tasks, your realtor should meet with you to discuss scheduling professional photos. Though you, and some other realtors, may think that your cell phone could take great pictures, in today's digital-first market, professional photos are absolutely necessary. And here's why.


First off, the modern home search starts online. Whether it's Zillow, Realtor.com, Redfin, (INSERT YOUR WEBSITE HERE), or any other real estate listing website, the internet is where every potential buyer begins. As a result, your home may only get one chance to impress a potential buyer, and with the plethora of choices available online, a perfect starting image attracts their eyes and lookie-loos as well. The first impression is vital for securing those critical clicks.


But the importance of clicks goes so much deeper than that. Most sites run on an algorithm, or what essentially amounts to a voting system. Popular real estate sites are incentivized to keep people on the site as long as possible and keep them clicking on multiple homes with each visit. That's where your home comes in. If people keep clicking on your home because of a beautiful first photo, then the site is incentivized to display your home more often to more people. It may sound complicated, but here's the bottom line. More clicks equals more views, and more views equals the site wanting to show your home to even more people. A website sees that other people like to look at this home, so they'll show it to more people. It's a compounding effect and can be incredibly powerful online.


Secondly, professional photos take a ton of stress off both you and your realtor, allowing both of you to focus on other aspects of the sale. Nowadays, scheduling a home photo session is more straightforward than scheduling a doctor's appointment. Real estate photography is a special subset of photography, and I have worked with many photographers in my time as a real estate agent. In that timespan, I've identified my favorite photographer. They're on time, take incredible photos and work around all of my clients' needs.


Finally, professional photos upgrade all the other marketing tactics I use as a realtor. Whether is open house materials, my automated digital ads, or my website, the photos show your home in the best light across print and digital advertisements. The pictures are crystal clear, sharp, cropped effectively, and simply put, just pretty.
