Please feel free to copy and paste and adjust these templates to help you when communicating with your clients and other listing agents. EMAIL TO BUYERS UNDER CONTRACT
Dear XXX,
As you're undoubtedly aware, last week's winter storms have caused damage to many homes. It is always my priority to make sure I am protecting you and looking out for any challenges ahead. With that being said, I highly recommend ordering a re-inspection of the home you are purchasing in order to make sure it is in the same condition as when your previous inspection was completed.
A re-inspection usually costs less than the original inspection, but please reach out to your inspector for specific pricing. It is my belief that the cost of a professional re-inspection is minimal when compared with the potential expense of repairing unseen storm damage after closing, and I want you to have peace of mind as you move into your new home.
Please reply back to this email letting me know if you would like to move forward with the re-inspection or not. If you need assistance in getting this scheduled I can also take care of that for you.

Dear Listing Agent,
With the havoc last week's winter storms wrought on many homes, I wanted to touch base on the condition of the home at 123 Main Street:
Was there any water damage to the property?
Have the Sellers checked the sprinkler system, attic and the exterior hose bibs? If so, were there any leaks or other issues?
Have they taken a look at the pool equipment to make sure everything is running as usual? (Remove if no pool)
Was there any damage the Seller needs to update on the Seller's disclosure?
As you probably have heard, many lenders are requiring the appraiser to revisit the home if they have already been out prior to the storm. At this time we have not heard that this lender is requiring a re-inspection. Please know we are staying in touch with the lender to determine if there are any additional inspections required as a result of the FEMA disaster declaration and we are doing all we can to ensure those inspections (if required) have little, if any, impact on an on-time closing. I appreciate your help with checking on these questions.

As we discussed over the phone, this lender is requiring the appraiser to revisit the home prior to closing. We are working very closely with the lender in order to make sure this is handled quickly and we can move forward with closing.
